Key Responsibilities

  1. Project Leadership: Act as a self-starter who can drive projects from start to finish by thinking creatively to solve problems, overcome obstacles, and keep projects on track.
  2. Team Management: Lead, coach, and mentor a small team of project managers, ensuring consistent communication, accountability, and successful project outcomes.
  3. Creative Problem-Solving: Navigate challenges with innovative, out-of-the-box thinking. Identify and resolve gate-keeping items and barriers promptly.
  4. Project Reporting: Ensure regular status updates, maintain project dashboards, and ensure weekly reports are submitted on time.
  5. Stakeholder Coordination: Manage daily coordination and communication between architects, contractors, modular vendors, consultants, and municipal building departments.
  6. Budget and Schedule Management: Oversee project budgets and timelines, ensuring accurate tracking of costs, timely approvals, and keeping projects within budget and on schedule.
  7. Construction Oversight: Monitor the construction process to ensure compliance with architectural plans, building permits, and schedules.
  8. Vendor & Consultant Coordination: Assist in the selection and management of vendors and consultants, ensuring alignment with project goals and timelines.
  9. Close-Out and Audit: Support the close-out process, ensuring accurate final budgets and completing necessary audits.
  10. Documentation: Ensure detailed meeting minutes are published and follow up on open items in a timely manner.

Key Qualifications

  1. Experience: At least 10-15 years of experience in real estate development, construction management, and project management, ideally in a nonprofit or entrepreneurial context.
  2. Mission Alignment: Passionate about addressing the homelessness crisis in innovative ways. A mission-driven leader who understands the urgency of our work and shares our commitment to making a real impact.
  3. Entrepreneurial Mindset: Comfortable working in a startup environment. Ability to thrive in a fast-paced, high-energy setting with limited resources and a sense of urgency.
  4. Self-Starter: Able to drive results independently and with limited supervision, overcoming obstacles and finding creative solutions.
  5. Leadership: Ability to manage, coach, and mentor a small team, with a focus on collaboration, accountability, and performance.
  6. Project Management Expertise: Strong project management skills, including budgeting, scheduling, and coordination. Able to handle multiple projects simultaneously.
  7. Technical Expertise: Deep knowledge of real estate development, entitlements, construction processes, and municipal zoning/building/fire codes.
  8. Problem Solver: Ability to think creatively to tackle complex challenges and drive process improvements in unconventional ways.
  9. Communication: Excellent communication skills, with the ability to manage relationships with internal teams, external partners, and municipal agencies.
  10. Education: Degree in Architecture, Engineering, Real Estate Development, Construction Management, or a related field.
