Job Overview:

The Private Real Estate Associate is responsible for providing support to the Private Real Estate Group in acquiring, financing, asset managing and disposing of direct and joint venture real estate investments. They will assist in the sourcing of new direct investment and joint venture partners opportunities, as well as fostering and growing relationships with, and providing direction to and function as a contact for existing fund and joint venture relationships. The position is based in CenterSquare’s Orange County office.

  • Source and identify direct and joint venture investment opportunities, which meet the Company’s investment parameters on a risk-adjusted basis.
  • Assist in the generation and negotiation of offers for both direct and joint venture investment opportunities.
  • Establish and maintain relationships with new brokers and joint venture partners, who meet the Company’s criteria and facilitate the flow of a consistent pipeline of suitable investment opportunities.
  • Create and maintain detailed financial models utilizing Excel and Argus and incorporate various scenarios, sensitivity analysis, waterfalls, etc.
  • Coordinate and assist with the due diligence and closing of properties, including the analysis and review of market data, financial statements, conducting site inspections and reviewing 3 rd party reports.
  • Assist in the preparation of presentations and materials for submission to senior management, investors, lenders and other stakeholders.
  • Support asset management activities including developing budgets, business plans, valuations, hold/sell analyses, financing/refinancing and disposition strategies.
  • Formulate recommendations and action plans for investments based on financial analysis, research and data collection at the property, market and broader macro levels.
  • Stay current on developments and trends in the economy and real estate industry and incorporate the most up-to-date information into analyses.
  • Attend select seminars and conferences related to real estate.
  • Provide company management with information regarding current market conditions, including supply, demand and competitor activity.
  • Contribute to the development and/or modification of Company macro investment strategies.
  • Undertake special projects with groups or independently.
  • Manage and mentor analysts.

Qualifications:

  • Bachelor’s degree, preferably in real estate, finance or accounting
  • Three or more years of real estate acquisition and/or asset management work experience
  • Understanding of real estate and capital markets
  • Exceptional quantitative underwriting skills; Argus experience required
  • Strong interpersonal, verbal, and written communication skills
  • Motivated, self starter able to work independently
  • Ability to work within a small team environment
  • Willingness and ability to travel on overnight (up to 5 consecutive nights) trip
